A premier logistics facility located on the Interstate 81 corridor.
Location Matters
One Logistics Park located on the Interstate 81 corridor is America’s eastern industrial spine. Spanning 855 miles from the New York-Toronto border, passing through Pennsylvania, Maryland, West Virginia, Virginia, and Tennessee. Interstate 81 is the preferred alternative for freight truckers looking to avoid the congestion and commuter traffic of densely populated east coast metropolitan areas along Interstate 95. On any given day, one in three of all vehicles traveling on I-81 is a tractor trailer delivering products to distribution centers, fulfillment centers, and various other intermodal facilities
Connection Matters
One Logistics Park is adjacent to Winchester Regional Airport (ICAO identifier: OKV). Originally licensed by the Commonwealth as a commercial airport, in 1987 state legislation established the Winchester Regional Airport Authority (WRAA) with board representation from 5 jurisdictions: Frederick County, City of Winchester, Shenandoah County, Clarke County, and Warren County. The WRAA is the legal entity responsible for management and ownership of the Winchester Regional Airport. Direct access is planned from One Logistics Park to hangar operations. The location also allows connectivity with ports & Inland Container Depots (ICD).
Size Matters
One Logistics Park has 277 acres of land capable of delivering 2,400,000 square feet to 3,200,000 square feet of class A buildings with height and parking necessary for today’s logistic center. The space allows for multiple clients and industries and for future expansion.

ROAD CONNECTIONS MATTER
One Logistics Park is adjacent to the city of Winchester, VA and surrounding Frederick County, an area that has acted as a major crossroads and entrance to the Shenandoah Valley since before the Civil War. Located 75 miles west of Washington DC and just 15 miles north of the Virginia Inland Port, Winchester is the confluence of 7 major roads including Routes 66, Route 7 (Leesburg Pike), and Route 50(John Mosby Highway) all of which lead from the DC metropolitan area.
Services Matter
One Logistics Park anticipates providing a full array of services and amenities for the exclusive use by tenants of the Park, these include:
- Fueling, repairs and washing
- Community lawn and landscaping
- State-of-the art warehousing and cold storage facilities
- Ample truck and office parking space
- Wide roads allowing for free flow of two way traffic throughout the day
- Public facilities that include banking and insurance
Security Matters
One Logistics Park‘s single most important mission for the entire building is public safety. Adjacent to the Park is the 70,000-square-foot Frederick County Public Safety Building that holds the Frederick County 911 Call Center, Sheriff’s Department and the Fire and Rescue headquarters. In addition, an 8,000-sq-ft, single-story ancillary building was constructed to house an evidence lab and processing rooms, vehicle forensic and maintenance bays, and law enforcement storage.
The strategic location, size and amenities make One Logistics Park a first class distribution center that will fulfill any company’s logistics needs.
